Walker Sime’s CA Role in delivering the £350m Stockport 8 sustainable neighbourhood

Walker Sime is proud to be part of the delivery team behind Stockport 8, a landmark regeneration project which will transform more than eight acres alongside the famous Grade II* railway viaduct into a thriving, sustainable neighbourhood.

The re-development of 3 urban plots, which has recently received planning permission, is being delivered by The Stockport 8 LLP – a joint venture between Stockport Council and ECF – a partnership between Homes England, Legal & General, and Muse.

Part of the Stockport Mayoral Development Corporation’s (MDC) ambitious Town Centre West masterplan and Strategic Regeneration Framework, Stockport 8 will deliver around 1,300 new homes, vibrant public spaces, and a place where communities can live, work, and connect. Located close to the West Coast Main Line railway station and Stockport Interchange, the development represents one of the UK’s most significant and best connected town centre regeneration opportunities.

Delivering a project of this scale requires exceptional teamwork and collaboration. Walker Sime’s Project Management team, led by Jonathan Masters, Associate Director, Project Management and Chris Walker, Assistant Project Manager, is proud to be working alongside Stockport MDC, ECF, shedkm, Planit, Vinci Building, and other key partners.

As Contract Administrator and supporting project managers, Walker Sime is responsible for helping the Client to ensure that the vision stays on track, coordinating the many moving parts, bringing partners together, and supporting the client to deliver on their ambitious objectives.

“This is one of the largest town centre regeneration projects in the UK, and collaboration has been key from the start. Working with such a talented team of partners has allowed us to bring together a shared vision that balances design, sustainability, and community needs,” said Chris.

At the heart of the project is a commitment to sustainability and inclusivity. The first phase will deliver:

  • 435 highly energy-efficient homes designed to achieve net zero standards
  • A mix of one, two, and three-bedroom properties, including adaptable homes for accessibility
  • New green spaces, biodiversity enhancements, cycle lanes and pedestrian-friendly routes
  • Spaces for local businesses, community uses, and cultural activity

By reconnecting the area to surrounding communities and creating inviting public spaces, the project will bring a sense of belonging while supporting Stockport’s growing economy.
